      Job Description: I need to modify roof support for a lean-to roof over a car port, and install two 2.99 meter high by about 5 metres wide roller doors on the property boundary, install new concrete crossover, install grating over a sewerage pipe, repair concrete paving, and extend boundary wall. This work will cover two adjoining properties. It'll need a VICSMART planning permit, and probably a traffic engineer report, and structural engineer for the roof modification. thanks

      Job Description: Hi, I am currently in the final stages of acquiring a Town Planning Permit for the construction of a single storey dwelling in Port Melbourne, falling under a residential overlay. While the working drawings and project specifications are still underway, Im reaching out to gauge interest and availability of experienced builders like yourself for this prospective project. The purpose of this email is to begin a dialogue with your company to see if were the right fit. Im keen to get an understanding on how youre positioned to the following key points: Your availability this year. Your preferred method of quoting - Please note I have full intention of making this process as cost effective as possible, I completely understand and appreciate this may not suit you, please feel free to advise. Rules of engagement concerning owner-managed works and your approach to project management in such scenarios. We have hands on experience with renovations, we would like to manage stages such as building the kitchen, if it proves more cost effective. I have the following documentation available, which has as much information on this project as possible at this time. Town Planning Report Town Planning Drawings Project Specifications and Scope Engineering report on propping front wall Re-stump report The current state of the site has the recent demolition of the rear section of the dwelling, exposing the ground-level soil in that area. The front portion of the structure, encompassing two rooms and the living room, remains intact for the time being. However, plans are underway to promptly demolish the remaining parts of the dwelling, with the exception to the front wall facade and the chimney in the front room. Notably, the front two rooms and hallway have undergone recent re-stumping, and these specific stumps and bearings will be retained as part of the ongoing project. The entirety of the dwelling is intended to be built on stumps. There are two points of access to the site. Front access via the left hand side of the faade offers a 1000mm wide walkway, secondly the rear access through a 900mm walkway. There is over 20+ bays of free all-day street parking directly in front of the property which are typically empty throughout the day. I anticipate that the working drawings and project specifications will be finalized in the near future, at which point I will proceed with the formal tendering process. However, in the meantime, I would be grateful if you could provide us with preliminary information to aid in the decision-making process. In addition, I am keen to review your portfolio to ascertain your experience in projects of similar size and style. Any relevant examples you could provide would be fantastic thank you.
