Private & confidential 2/12 SCOPE OF INSPECTION - IMPORTANT PLEASE READ The purpose of this report is to identify defects or faults in the construction of the building for a potential purchaser, in so far as a registered builder or engineer can reasonably identify those defects or faults. This report is the result of a visual inspection only unless a more invasive inspection has been agreed upon by both parties (or their representative ). It is intended to be read as a whole, so please read the report in its entirety including the limitations and scope of the report including Australian Standards that govern the inspection procedures. Whilst defects have been investigated to confirm cause and significance some minor defects have not been detailed as they were considered a normal occurrence or general wear and tear for a building of this age. PURPOSE OF INSPECTION The purpose of the inspection is to investigate and report on the problem/issue advised by the client and/or their representative, identify any related issue/s, and suggest remedial/rectification options in the opinion of the inspector. Termites, Borers and Wood decay. We have not inspected woodwork on other parts of the structure which are covered, unexposed or inaccessible and we are therefore unable to report that any such part of the structure is free from defect. There may be rot or damage to the buried portion of the stumps due to wood decay and/or white ant damage, and where termite activity, borers, and wood decay are present is specifically EXCLUDED from this report, but is CRITICAL and the onus of reporting, is on the licensed TIMBER PEST INSPECTOR. - Water Ingress: It should be realised that with roofs, due to the many varying combinations of the types of coverings, the angles of pitch, the direction of prevailing winds, the wind swirl and effect of vacuum draw of rains may not be easily identified during the relative brief time of inspection. Clipped eaves and flat roofs may be more vulnerable to flooding than traditional pitched roofs with eaves and overhang. Holding down positions of roofs may not be easily identified where confined access and construction prohibit. Where underlay sarking has been perforated or penetrated by other trades-people moisture ingress may result. There is different structural criteria for roof framework, ie. lighter for tin, heavier for tile cover. - Repair and Maintenance: Notwithstanding the foregoing it is our intention to view all things positively, where problems exist we will be able to discuss practical and economical corrective measures rather than rejecting the problem. Any rates and/or prices are intended as a guide only, these should not be regarded as a Quotation, and are subject to quotation by specific trades/services. We strongly recommend that, in your own interests, three quotes should be obtained from licensed and insured trades. - We accept there is a duty of care to professionally and impartially analyse and state the apparent condition of the premises.
