Was approached by a Client to extend their cottage, which they had bought for $360,000. They had a budget of $150,000 to complete the renovations. We created a wonderful home which they enjoyed for the next few years, but a growing family meant that they chose to move. They were able to sell for over  $1.0 Million! We then helped them renovate their next home!

When renovating, do I need a copy of the plans of the house? The answer is yes, but do not go to your local council, as typically they do not have a copy of the plans or the house has changed over time. Also we are finding it cheaper for our Client's to arrange for us to measure the existing house. We allow in our service to start by digitally measuring the house and go from there.

The site address.  The full design brief (your wants and needs).  The total budget - and does this include things like furniture and gardens.  When do you want to move in.

1. Get your finances arranged. 2. Create a "scrap book" of images of what you like. 3. Get a survey of the land or house organised. All of these things will save you time, and therefore money.

You are paying for an expert in the field; not just the design of a home or renovation, but also in construction, and the pitfalls that come with that. Our Client's see our fee's as an investment in their future, that is paid back through both a beautiful, enjoyable home, but also when they go to sell that home.

How do you normally charge for your service?

Our hourly rate for an Architect is $150.00. Typically lump sum fees start at $1000, and go up from there depending greatly on the nature of the project and work required.
