There are three competing factors in project delivery - time, cost and quality. Gain of one of them is at the expense of the others. And so there are clients who ask "how much", others "how long", and finally yet others "how beautiful it would be". Answer depends on project and client needs.

My services are based on over 30 years of experience in architectural profession, formal education and professional accreditation from NSW ARB (NSW Architects Registration Board). In my work I am honest and respectful to the client, who is the most important member of the design team. I do not design buildings, but spaces to live, grow and work in, and which are sympathetic to their environment.

What are the typical things that you need to know before you can provide a quote to a customer?

Site conditions, construction budget, client's needs in terms of scope and level of the design, preferred method of submission to consent authorities.

How can a customer save money before you start the work? Please give 3 tips

Accepted Answer

First - it is very good at the beginning of the project to have prepared a design brief, clearly detailing your needs and available budget. Then the way of project delivery and regulatory constraints can be discussed with an architect. Such discussion will reveal not only the regulatory framework of the project, but importantly the opportunities regarding site configuration, project quality, and time and cost savings that may be made during its delivery and execution.  I will help you in preparing the design brief.  Second - do not engage secondary consultants (i.e. surveyor, structural engineer) before engaging the architect. Your understanding of the project requirements may not be adequate in terms of the consent authorities requirements and the design needs, and their services may need to be repeated, potentially doubling the cost of their services. Better leave it to the architect.  I provide comprehensive services including coordination of work of all consultants. I will run tender for their services, discuss project needs with them, and you will select them - you are always in control. It is included in my quote - no worries to you.  Third - respond to architect's queries promptly, but not hastily. Take your time to consider your answer, as amendments and rectifications to the documentation can take time and cost more.  I will advise you on that as well.  And finally - the project delivery process is a complex one, and often ridden with difficulties beyond anybody's control. Select an honest and friendly architect, have trust in him or her, and do not rush with quick decisions - "changing horses in the middle of the river" can be expensive. Design and documenting are the most important parts of your project, and the least expensive, and yet they set out the very blueprint of your investment - do not economise on those stages as small savings here can cost much more in the long run. Select the best architect who can help you save on construction, where the savings can be much, much bigger, and who can design spaces best suited to your needs and ensure your satisfaction for years ahead. Ask him or her to oversee the construction (contract administration) ensuring the best quality of execution of your project. I will be with you from the very beginning of the project till the very end, and for however long you need me.

Usually my projects are developed in the form of a 3D model, from which contract documentation is produced (BIM). Therefore your building can be presented to you as 3D perspective images, facilitating better understanding of the design and direction it is taking.  All part of the service.   The lifetime of the building can span tens of years, and investment in it, can be the major expense in the lifetime of the owner. Thus in my design I consider not only your immediate needs and your current construction budget, but also the value of your property in the future, and changing requirements of evolving life of the occupants, such as special needs imposed by their future mature age, or changing needs of their growing kids. The building should be friendly and malleable shelter responding to those new needs and conditions, and respectful to the natural environment.  Design of commercial or industrial buildings is driven by slightly different needs - the commercial value of their usage, return on investment, economy of construction and functionality of their spaces are just a few to list here. Regardless of the type of building, the subject of the work of an architect, so called "built environment", have those considerations in common - they serve the people and respect natural environment. As the shape of a fish reflects water in which it swims, so the building should reflect needs of its environment and those of us within it.

What makes your pricing competitive?

The cost of architectural services is important factor and my pricing is very competitive. However the investment in construction of most architectural projects is usually a major financial commitment, in particular in residential field, and costs of design and documenting in comparison is very small fraction of it, yet those activities are the most important - it is a blueprint of your future investment, isn't it? Therefore the quality of architectural services is the most important factor, and when the excellence in design is combined with low cost of its delivery, the architectural service is truly competitive.

How do you normally charge for your service?

The cost of services is usually expressed as lump sum based on project budget, or estimate for smaller projects. It may also be based on an hourly rate for very small jobs or for consulting.
