  Clients can give me a description of what they are after but their are other factors that can impact the provision of an accurate quote to the client. I also need to know the town planning zoning, any Council overlays that impact the property, potential for flooding and where any Council infrastructure may be located. All these items can have an impact on a client's project and therefore the final cost.
