We have been building residential and commercial buildings for 28 years.  We were constantly being asked to do inspections for family and friends purchasing homes and were doing them for love.  We are now offering the public the opportunity to engage our building expertise.

What questions should a customer ask to hire the right service professional?

The building inspection industry is unregulated in Adelaide and there are no qualifications required to become a Building Inspector.  The inspector may be employed under the business's licence and not necessarily have the qualifications.  The most important question to ask,  "Is the building inspector a licensed registered builder that can build houses?" Ask for proof of their licence.  Is your pest inspector a certified pest inspector? Ask for proof of their certification. Do you provide photographic reports? It is Important to have images of any major or minor defects & remediation. Can I meet or call the inspector after the inspection to discuss findings? We recommend you meet the inspector after the inspection because what may appear in writing may seem daunting and could be a quick and simple rectification.

1.How much do you charge?  Price depends on the size of the home, it is best to send me the address of the home or floor and elevation plans so that I can provide accurate pricing. 2.What is covered in a building inspection?  Our building inspection is a visual non-invasive inspection and will include (subject to the Australian Standard of minimum requirements and the restrictions on an inspection) the accessible area of  the interior and exterior of the property, the roof space, the roof exterior (subject to height and weather restrictions) of the property, the sub floor space and the site including fencing that is up to 30 meters of the building and within the boundaries of the site.  The pest inspection is a visual non-invasive inspection conducted by our own certified pest inspector and is a separate report to the building inspection.  It covers structures, fences and or trees within 30 meters of the building but within the property boundaries.  We use various types of equipment, like moisture meters, tapping tools and the latest technology thermal imaging camera when access is restricted.  The areas inspected are the floor, walls, roof, garage, fences, outbuildings, grounds and retaining walls. The inspection checks for evidence of timber pest findings and covers the following.  Any evidence of previous treatment and timber fungal decay rot found.  We list the conducive conditions to timber pests. We take moisture readings of all walls of the building using our moisture meter.   We check the sub floor ventilation, slab edge exposure, weep holes and sub floor vents.  We provide an overall assessment on the property and treatment recommendation.  It is advisable for the timber pest inspection to be carried out on all properties older than One year  if there is no management plan in place

I am a reputable licensed builder with over 30 years of building experience. With my experience and qualifications you will received advice on all major and minor defects and remediation needed. I have only had good outcomes for all my clients. My building and pest inspections are conducted to the Australian standards 4349.1 4349.3 plus 3660. We are proud members of the Master Builders Association and Housing Industry association and on their referral list.

What makes your pricing competitive?

On an average 3 bedroom 1 bathroom home, our building inspection can take a minimum of 2hrs on site followed by the report emailed in the evening. Pricing on a building inspection commences from $450 inclusive. We constantly get told by real estate agents that we are the most thorough inspection company they have seen and that most of other inspectors are completed in 15 minutes...... I do recommend sending an email or calling for an accurate price as pricing varies depending on the size of the home and time taken.

How do you normally charge for your service?

In order to provide you with our service, The relevant Australian Standards require us to obtain an accepted Pre-Inspection Agreement. This agreement defines the scope and limitations of the Inspection.  Payment is required  prior to the inspection by EFT, Cash or online visa or master card payment. Card payments incur an additional 3% surcharge.
