We had a pre-purchase inspection done by Abel Inspection. The inspection and the report were done in quickly, and the report was very detailed. However, we give one star because after moving in we found several issues, that should have been raised in the report as they should have have been picked up by a competent building inspector. Item 1: There is a requirement for hard wired smoke alarms for each floor. The report claimed both floors were fitted; this was an misleading and incorrect statement. We have to refit the second storey smoke alarms from battery (There were 3 battery smoke alarms installed on the second floor from which 2 were not working) to hardwire as per law, which should have been the job from the previous owner. Item 2: We had a room ceiling heavily sagging with another room indicating similar issues but not as bad. There were clear signs of water damage as the cause. This was not mention in the report at all and the cost for repair for one room was 1 kAUD. This was not a hidden defect and should have been mentioned in the report. Item 3: The report gave the impression that the roof is OK for "for some years" due to "minor delignification" on the roof batons. The report further states that there are "companies that offer spray solutions". Following up with this, we found a single company that quoted 8 kAUD for the treatment and claimed to have a patent on delignification treatment and no one else has. It was also pointed out that the issue was further not only the delignification, but because roof tiles were falling apart (this was actually obvious from the inspection photos, but not commented on) and require replacement. Misleadingly, the report mentioned in another section, that "roof tiles are in particularly good condition" which was simple incorrect and contrary to the picture shown. Subsequent to the finding that our roof tiles were falling apart, we had roofing companies visiting and received quotes of 10kAUD plus to replace tiles and batons. Visiting roof companies pointed out that the roof requires replacement within the next year. As a conclusion, we have engaged Abel Building inspection to protect form costly building repairs, or at least to make us aware of these issues prior settlement and Abel has let us down on several items. We are not talking here about hidden faults, they were obvious to a trained eye. Good morning, I am disappointed that you consider my report not upto your standard however I would like to add the following to your comments. 1. There is a requirement for smoke alarms to be present at the bedrooms on every floor. Looking back at the report it is obvious that the bedrooms have been protected by 2 smoke alarms. The battery operated smoke alarms are not required and are redundant. To add to this my report suggested you to make sure that the settlement agent received a compliance certificate from the vendor. You must have neglected to do this. 2. The water damage to the ceiling may have been recent as the inspection was conducted in February. Considering you have had tradesmen in and on the roof since the inspection there is a good chance that some damage may have been caused by them allowing water ingress. 3. The chemical delignification was noted in the report with photographic evidence. Why do you consider my report misleading on this subject ?Am I to be blamed because the cost of rectification works is not as your pleasing? The roof tiles are a glazed clay tile and showed no signs of damage from above. The clay does wear from the underside along with the delignification however this is not an indication that the tile will fail now or in the future. Whoever said the roof tiles need replacing within the next year is giving you false information which is disturbing. The roof is 50 years old and will last another 50 years. To add to this the above comments are the first I have heard from you. You have not offered a phone call or email to me regarding any of the above for which I may have explained.Ben M
