Griffin will provide all facets of property management including:  Facility and asset maintenance - Asset management including preparation of Repairs and Maintenance and Capital Expenditure plans; maintaining the facility to safe standards in compliance with legislation.  Compliance Management – Ensuring that fire, mechanical and OH&S certification is maintained.  Contract Management – Manage existing contracts and negotiate new contracts when required on expiry. Contracts include but not limited to: Cleaning; Security; Grounds maintenance; lift; fire; air conditioning; common area electricity; pest control.  Tenant management - Lease management; tenant invoicing and rental reviews; tenant liaison; debtor management; Condition Assessment and maintenance programming.  Financial management – Management of income and expenditure including the preparation of Financial Year budgets and End of Financial Year Statements.  Reporting – Monthly financial statement reporting including exception reporting for income and expenditure; monthly report on tenant and centre issues; attendance at regular meetings with Lessor. SALES AND LEASING Griffin manages the complete marketing, negotiation and settling the tenant. Griffin is concerned with the decline in results and high costs of traditional marketing methods of property for lease or sale and has developed a more cost effective approach that promotes your property and not the agent. Our marketing method is based primarily on building an internet presence reinforced with direct marketing and visible signage on the property as these media are durable, low cost and provide significant information over the total length of the campaign.
